Finding the right buyers advocate to represent you

    Posted on December 16 2011

Finding the right property to purchase is not an easy task. But neither is finding the right buyers advocate. There are many things that you must look for in a buyers advocate before you employ his or her service. However, if you are lucky to have found the right advocate, the journey to buying the property of your dreams will be a much easier task than you might have thought. It is important to remember that you shouldn’t settle for the first person that comes up to offering their services. Just like purchasing a home, you must be patient and choose the best option for you!
So how do you find the right buyers advocate to entrust your property goals, needs and objectives with? Here is a list of requirements that you SHOULD consider before appointing a buyers advocate to represent you.

    1. Exclusivity. The most reliable buyers advocates are those who work exclusively for the buyer and independent from all other real estate organizations and affiliations that may influence their recommendation. This means that the advocate will be dedicating all their attention to assisting you in finding the right property for you.

    2. Extensive range of contacts in the real estate market and proven track record. Similar to the job of a public relations officer, an ideal buyers advocate is someone who can easily make enquiries and contact other individuals in the real estate industry – from real estate agents and brokers to architects, engineers and other real estate investors. However, you do not need to check out the buyers advocate’s phonebook to verify this. All you need is a list of referrals who would testify to their quality of work.

    3. Deep knowledge of the real estate market. A buyers advocate MUST have extensive knowledge of the real estate industry. This includes property market trends, how to value a property, the art of negotiating, the buying and selling process, and much more. If your advocate is not confident in what they know, then you will be at a disadvantage from the start.

    4. Professional, responsive, articulate and posses excellent negotiating and people skills. As the work of a buyers advocate involves endless negotiations and dealing with real estate agents, investors, and building contractors, it takes a professional and articulate person to do the job outstandingly. Being an excellent negotiator is one of the most important skills a buyers advocate can posses, as this is what is required to acquire a property at a lower price.

    5. Provide a service that caters for both investors and home buyers. A buyers advocate must recognise the different service required for investors and home buyers. If you are an investor, you are looking for capital growth and rental yield (it is not an emotional purchase), whereas if you are a home buyer, more time needs to be taken in finding the right property, as internal and external features are much more important.

These are the most important factors that you must consider when looking for the right buyers advocate to entrust your home needs and goals. Remember, you are purchasing a property that you intend to keep for decades to come.
