Unlike a negative cash-flow property, a cash-flow positive property is an investment that earns more than it costs to own. For example, if your investment property brings in $30,000 a year in rental income, and all costs associated with the property are $20,000 a year, you would have a positive cash-flow of $10,000 a year from that property. Sometimes determining whether or not a property is cash-flow positive can be difficult to calculate at first glance as there are tax refunds and other deductions you can claim that help ensure the income outweighs the costs of that property.
